People who are looking for a flat to rent must take into account some things. Of course, the main essential things you have to consider are the convenience, privacy, and within the limit of your budget, among others.

There are many flats available for rent as of today. To help you search for the suitable one for you, we have listed some of the things you need to check before moving in or renting a flat.

Eligibility of the place

Before you sign any contract or paperwork, you need to ensure if the landlord is eligible to rent out his flat. You may check this at the Housing & Development Board. It is significant to ensure the legality of the flat you are renting.

Review the details of the Tenancy Agreement

Review the Tenancy Agreement including details about payments. Make sure that there will be no hidden payments. Know in details what you are to pay for the rent. Also, clarify the things that belong to the landlord and the furnishing that is included in your rental.

You must verify the servicing too such as the one-time servicing of the unit that the landlord is responsible to do. These include the general cleaning, repairing and the air-condition servicing, among others. Also, ask the landlord of the maintenance that you must do. Likewise, you must follow the guidelines of the landlord as stated in the Tenancy Agreement.

Inspect the flat for any damages

One significant thing before you rent a flat is to check for any damages inside the flat. These include exposed wiring and cables, broken tiles, leaking pipes, crack walls and flooring, clogged drains in the sink and toilet. These damages must be repaired by a reliable technician before you rent and move in the flat. This will make you comfortable living in your rented flat.

Know the facilities of the flat

Some condominiums feature facilities that the tenants can enjoy. Among these things are the pocket parks, swimming pool, recreational courts, and gym, among others. If you prefer a flat with certain facilities, you must take into account what facilities of the flat that could meet your needs.

Distances to the workplace and other institutions

It is advisable that the flat you are renting is near your workplace. You must know how much time you will get to your office. These include the determining how long you will reach some institutions such as the hospitals, church, gym, and school, among others. A shorter commute is more convenient than a longer commute. You can also save time and money for the fare and the car’s gasoline.

Assess the rental price

The rental price of your flat must not take up over 30 to 40% of your salary. This thing could make you save for personal expenses and utilities and save money too.

Also, it is important that the rental price must be within the limit of your budget. It is advisable that you look for the flat that could meet your needs and at the same time within your budget for the rent.

Living in a rented flat will indeed be comfy if you take into account the above points before moving in. Also, make sure that you meet the landlord’s guidelines to make you live harmoniously in your flat.
