Excluded services

This agreement covers only non-landed, residential and rented accommodation. It does not cover landed houses, commercial or residential home converted for business purposes. It also does not cover residential home with an in-built area of more than three-thousand (3,000) square feet. The service provider’s liability is limited to repairs or replacements as set forth in section 6 and 8. Request for service of covered items due to missing parts, fire, flood, smoke, lightning, theft, storms, accidents, war, riots, vandalism, acts of God, damage from pests or pets, misuse or abuse are not covered in this agreement. Cosmetic defects are also not covered. The service provider will also not repair or replace any items that are still under warranty from the manufacturers, distributors or any extended warranty issued by a third party.

Should a covered item be issued a warning, recall or determination of defect by the manufacturer or relevant governmental authorities, the service provider will not be responsible to rectify the defect.
The service provider will not be liable for all covered items that violate local laws, regulations or guidelines pertaining to covered items. Should these laws, regulations or guidelines change during the client’s agreement period, the service provider will also not be held responsible to rectify the covered items affected.

If a covered item is determined as functionally operable but is unable to carry out its function effectively due to its operational limitations, the service provider will not be liable for further repairs or replacement. This can be, but not limited to, small capacity air-conditioning used to cool a large area.
If a covered item has a defect in its accessory function, the service provider will attempt to repair the defect. However, should the defect be unserviceable, the service provider will not proceed to replace the item unless its core function also becomes unserviceable.

The service provider will not be held responsible or liable for any delay in services, resulting in a direct, indirect consequential or other related damages resulting from the inoperability of any covered item. This includes, but not limited to, loss of income, utility bills, personal or property damages, food spoilage or additional living expenses.

In the unlikely event if the service provider requires the use of specialty vehicles or equipments not normally used in the service provider’s course of business to gain access, diagnose, service, replace or dispose the client’s covered item, the client may be charged an additional fee.
Examples, but not limited to, household items not covered in the client’s agreement:-

  • Routine maintenance of covered items
  • Repair of cosmetic defects
  • Electronic, computerized, security, fire alarm, fire sprinkler or other home management systems
  • Remote controls
  • Replaceable filters associated with covered items
  • Solar systems and components
  • Intercoms & Telephone lines
  • Structural defects such as cracked walls, chipped tiles, roof leaks or painting of walls
  • Electronics such as Television sets, Speakers, Computers, Standalone fans, and Multimedia players
  • Any new installations.

Eligibility

The property must:

  • Be classified as residential in type
  • Not be a landed property
  • Have an in-built size of less than 2,000 square feet
